Stay on Top of Your Landlord Safety Certificates

Gas safety records, electrical reports, EPCs and alarms each run on their own clock, and missing one can be costly. Home+ keeps every date and certificate for your rentals in one place, and reminds you before anything expires.

See how Home+ works as a property maintenance app.

Free to use. No card needed. For landlords in England.

Every certificate has a different renewal date

A gas safety check is due every 12 months. An electrical inspection is due at least every five years. An EPC lasts ten years. Alarms need checking at the start of every tenancy. Each comes with its own deadline for giving a copy to your tenants.

Spread across emails, paper files and old engineers' invoices, it is easy for one to slip, especially if you let a home you used to live in, or manage around a full-time job. From December 2026, the new PRS Database also asks for your certificate details when you register.

The checks for rented homes in England

Electrical Installation Condition Report (EICR)

At least every 5 years

Copy to tenants: Within 28 days of the inspection, and to new tenants before they move in

Energy Performance Certificate (EPC)

Valid for 10 years; the home must currently be rated E or above to let

Copy to tenants: Before the tenancy starts

Smoke alarms

One on every storey used as living space; check they work on the first day of each new tenancy

Carbon monoxide alarms

In any room with a fixed combustion appliance (not including gas cookers), such as a boiler or wood burner; check on the first day of each new tenancy

The government has confirmed plans to raise the minimum EPC rating for rented homes to C by 1 October 2030, subject to new legislation. Check GOV.UK for the final rules. This is general information, not legal advice. Rules differ in Wales, Scotland and Northern Ireland.

How Home+ keeps your rental compliant

1

Add your rental properties. Add each home you let, with its type, age and heating, so Home+ knows which checks apply to each.

2

Upload your current certificates. Add the gas safety record, EICR and EPC as PDFs or photos. Home+ reads details such as the expiry date for you to check.

3

Get reminded in time to book. Home+ tells you before each certificate is due, so you can book the engineer or electrician before it runs out.

4

Send copies when they are needed. Download or share any certificate with your tenants, your letting agent or the council whenever they need it.

Ready for the new landlord register

England's Private Rented Sector Database opens region by region from 15 December 2026, subject to Parliament approving the regulations. When you register each property, you will be asked for gas safety, electrical and EPC details. If those records are already in Home+, with the dates up to date, registering is a matter of copying them across.

Home+ does not register you. You register on GOV.UK.
