Wokingham has its own quirks for homeowners: hard water, brooks that rise after heavy rain, large new estates on the edge of town, and a tip you have to book. This guide covers what's different about looking after a home here, with links to the council pages that matter and to vetted local trades when you need one.

Two water companies supply Wokingham Borough. Thames Water supplies the west of the borough and South East Water the east, so check your water bill to see which one supplies you. Both say their water is hard, so limescale builds up wherever water is heated or left to dry. Thames Water handles sewerage across the whole borough.
What helps:
The River Loddon and its brooks run through the borough. The Emm Brook flows through Wokingham itself, and the Environment Agency has a river level gauge on it in the town. The council’s flood records list events in 1993, 2000, 2003 and 2007. In winter 2013/14, 88 properties flooded across the borough, 40 of them inside the home, mostly in villages such as Arborfield, Swallowfield, Shinfield, Charvil, Hurst and Wargrave.
The council can supply free sandbags on a needs basis, but it says protecting a property from flooding is the owner's responsibility. Three things are worth doing before the wet months:
Check your long-term flood risk on GOV.UK's flood risk checker.
Sign up for free flood warnings through GOV.UK's flood warnings service.
Make a simple flood plan: Know where your gas, electricity and water shut-offs are. Keep important documents somewhere safe and high up. Photograph your home and belongings now, in case you need to claim.

Wokingham Borough Council has 16 conservation areas. They include Wokingham town centre and Langborough Road, Woodley Green, Sonning, Twyford Village, Wargrave, Hurst and Arborfield Cross. If your home is in one, you’ll probably need planning permission for some work that would be "permitted development" elsewhere, and you must tell the council before cutting back or felling most trees. The council also has seven site-specific Article 4 directions that remove some permitted development rights.
The north-east of the borough, around Remenham, Wargrave, Twyford and Ruscombe, is Green Belt, where larger extensions face stricter tests.
Large new estates have been built around the town, at Arborfield Green, Shinfield and in North and South Wokingham. If you've bought a newer home, check your snagging and warranty deadlines. See snagging, warranties and upkeep for new builds.

Before any work on an older home:
Wokingham residents use the two re3 recycling centres: Longshot Lane in Bracknell (RG12 1RL) and Smallmead in Reading (RG2 0RP). You must book a 30-minute slot before you go. You can book up to seven days ahead, and each visit needs its own booking. Bring proof of address dated within the last four months.
Both are open every day, 8am to 8pm from April to September and 8am to 6pm from October to March.
DIY waste is free up to 100 litres, or one bulky item, per visit, on up to four visits in any four weeks. Anything over that is charged. Vans and pickups need a commercial vehicle permit, which you get through the booking system, and box vans aren't allowed.

Clear gutters and gullies once the leaves are down. See the October home maintenance checklist.
Get the boiler serviced before the cold weather, and ask about scale.
Find your stopcock and check it turns, before a pipe freezes or bursts.
If you're near the Emm Brook or the Loddon, sign up for flood warnings and keep valuables and documents up high.
Bought a newer home? Report anything still wrong before the two-year anniversary of completion. See our snagging list guide.
When a job comes up, you can compare quotes from up to three vetted local trades. Each trade's insurance and certificates are checked before they can quote. Quotes come through Trade Pilot, our platform for trades.

Wokingham Borough Council's HMO page covers mandatory licensing only. A house in multiple occupation (HMO) with five or more people forming two or more households needs a mandatory licence. From 1 April 2026, the fee is £1,551 for a new licence and £1,038 for a renewal. The council's HMO page doesn't mention an additional or selective licensing scheme.
Every rental still needs the standard safety checks. England's new landlord register opens region by region from 15 December 2026. In the South East, which includes Wokingham, landlords must register from 15 March 2027, with a deadline of 14 June 2027, subject to Parliament approving the regulations.
