Looking After Your Home in Slough

Slough has its own quirks for homeowners: very hard water, brooks and ditches that can flood after heavy rain, and one of the biggest rental markets in the South East. This guide covers what's different about looking after a home here, with links to the council pages that matter and to vetted local trades when you need one.

Last reviewed November 2026. This guide is general information. Always check with your council for your own address.

First, check which council you're in

If you live in…Your council is…

Watch the similar names. Wexham Court is in Slough, but Wexham parish is in Buckinghamshire.

Very hard water: protect your boiler and appliances

Thames Water supplies Slough. Its 2024 water quality figures put Slough's water at about 300 mg/l of calcium carbonate, which counts as very hard. Limescale builds up wherever water is heated or left to dry, including in kettles, boilers, showers and hot water pipes.

Brooks, the Colne Brook and flood risk

Slough's flooding mostly comes from its small watercourses, not the Thames. The Environment Agency runs a flood alert area for Slough's watercourses, covering the Chalvey Ditch, the Salt Hill Stream, the Huntercombe Lane Stream and the Datchet Common Brook.

In Colnbrook, the Colne Brook and high groundwater flooded homes in early 2014. The council's investigation found that 14 homes claimed council tax relief for flooding inside the home, and the National Flood Forum estimated the true number at up to 67. The council now monitors groundwater with boreholes in Colnbrook.

Three things are worth doing before the wet months:

1

Check your long-term flood risk on GOV.UK's flood risk checker.

2

Sign up for free flood warnings through GOV.UK's flood warnings service.

3

Make a simple flood plan: Know where your gas, electricity and water shut-offs are. Keep important documents somewhere safe and high up. Photograph your home and belongings now, in case you need to claim.

Conservation areas and the Green Belt

Slough has five conservation areas:

If your home is in one, check with the planning team before replacing windows, doors or boundary walls, or doing work to trees.

Much of Colnbrook and Poyle is Green Belt, as is open land east of Langley, which is part of the Colne Valley Park. Extensions there face stricter tests.

Before any work on an older home:

Slough's homes: older terraces and lots of rentals

Slough has more terraced houses and flats than average. In the 2021 Census:

26.3% of Slough homes were terraced and 29.6% were purpose-built flats. 30.7% of homes were privately rented, against 20.5% across England. That was the biggest rise in private renting in the South East since 2011.

If you own an older terrace, its original parts may be due for renewal:

The tip: Chalvey, and no vans

Slough's household waste recycling centre is at Chalvey, White Hart Road, off Spackmans Way (SL1 2SF). The Langley site is closed for maintenance and is due to reopen in spring 2027.

Chalvey is open every day: 9am to 6pm from April to September, and 9am to 5pm from October to March. Last entry is 15 minutes before closing. Bring proof of address and photo ID.

The entrance barrier is 1.7m high, and vans and pickups aren't allowed. They must use the council's waste transfer station instead.

DIY waste is free up to two 50-litre bags or one large item per visit, on up to four visits in four weeks. Anything over that is charged, by card only.

Letting a property in Slough?

Slough is consulting on licensing almost every private rental in the borough.

Licensing that applies now. A house in multiple occupation (HMO) with five or more people forming two or more households needs a mandatory licence. The council’s fee is £1,086.30, paid in two parts, for a licence of up to five years. Slough’s earlier additional HMO licensing and its selective licensing in Central and Chalvey ended on 30 June 2024, and licences issued under them stay valid until they expire.

What Slough has proposed. From 15 July to 23 September 2026, the council consulted on two borough-wide schemes covering about 17,000 homes: selective licensing for private lets to a single household or two sharers, and additional licensing for smaller HMOs with three or four people. The proposed fees are £750 for a selective licence and £950 for an additional licence, each for up to five years. The council hasn’t yet announced a final decision. Check its property licensing page before you let.

For every rental. Every rental needs the standard safety checks. England's new landlord register opens region by region from 15 December 2026, subject to Parliament approving the regulations. In the South East, which includes Slough, landlords must register from 15 March 2027, with a deadline of 14 June 2027.
