Looking After Your Home in Bracknell

Bracknell was one of England's first post-war New Towns, and much of its housing comes from that era. Add hard water, flash flooding after heavy rain and a tip you book online, and there's plenty that's local about looking after a home here. This guide covers what's different, with links to the council pages that matter and to vetted local trades when you need one.

Last reviewed October 2026. This guide is general information. Always check with your council for your own address.

First, check which council you're in

Hard water: protect your boiler, kettle and shower

South East Water supplies Bracknell's drinking water, and Thames Water handles sewerage. The water is hard. South East Water's own water hardness search gives about 275 mg/l of calcium carbonate for Bracknell town, Binfield and Warfield, about 290 mg/l for Sandhurst and about 302 mg/l for Crowthorne. Limescale builds up wherever water is heated or left to dry, including in kettles, boilers and hot water pipes.

A New Town home: what to look out for

Bracknell was designated a New Town on 17 June 1949 and planned as nine neighbourhoods, with footpaths and cycleways kept apart from the roads. Much of the town was built while the New Town development corporation was running, until 1982. There are more terraced houses than average: in the 2021 Census, 28.8% of homes in Bracknell Forest were terraced, against 23.0% across England.

If your home dates from those decades, its original parts may be due for renewal:

Flooding: mostly from heavy rain

In Bracknell Forest, most flooding comes from heavy rain overwhelming drains, not from rivers. The council’s flood records list localised flooding in 2000, 2002, 2006 and July 2007, when fewer than 10 homes flooded inside. The Cut runs through the north of the borough, and the River Blackwater runs along the south by Sandhurst. Both have Environment Agency flood alerts you can sign up to.

The council doesn't hand out sandbags on request, and says protecting a property is the owner's responsibility. So:

1

Keep gullies and drains clear, especially after leaf fall.

2

Check your long-term flood risk on GOV.UK's flood risk checker.

3

Sign up for free flood warnings through GOV.UK's flood warnings service.

Conservation areas and Green Belt

Bracknell Forest has six conservation areas: Binfield, Crowthorne, Easthampstead, Warfield, Winkfield Row and Winkfield Village.

If your home is in one, check with the planning team before replacing windows, cladding or boundary walls, or doing work to trees. About 35% of the borough is Green Belt (GOV.UK figures, March 2025), where extensions face stricter tests. The council also has six site-specific Article 4 directions, so check the planning constraints page for your address.

The tip: book if you're driving

Bracknell's tip is the re3 recycling centre on Longshot Lane (RG12 1RL). It’s open every day, 8am to 8pm from April to September and 8am to 6pm from October to March. If you’re arriving by vehicle, book a 30-minute Click & Tip slot, up to seven days ahead. You don't need to book on foot or by bike. Bring ID and proof of address dated within the last four months.

DIY waste is free up to 100 litres, or one bulky item, per visit, on up to four visits in any four weeks. Anything over that is charged per bag or item, paid by card. Vans, pickups and trailers need a commercial vehicle permit, which you request when booking.
