Your gas bill landed in July 2026 and, even outside the heating season, the standing charges and unit rates still sting. If you own a home built between the 1920s and the early 2000s, cavity wall insulation in the UK is one of the few upgrades that can quietly knock money off that bill for decades — or, if it was installed badly, quietly rot the inside of your walls. The hard part is knowing which of those two homes you actually live in.
The short answer
Most homeowners should leave good cavity wall insulation exactly where it is — it is doing its job and paying for itself. You should think about topping it up only if your walls were insulated more than fifteen years ago with a material that has settled or thinned, and you should think about removing it only if you have clear, recurring damp on internal walls that a survey traces back to the cavity. Everything below is about how to tell those three situations apart before you spend a penny.
The single most useful thing you can do first is find out whether your walls have cavities at all, and what — if anything — is inside them. A solid-wall Victorian terrace cannot have cavity insulation; a 1970s semi almost certainly can.
How to tell what is in your walls
Reading the age and construction
Homes built before roughly 1920 usually have solid walls — a single thick skin of brick or stone with no gap. Homes built from the 1920s onward increasingly used cavity construction: two skins of masonry with a gap of around 50mm between them. From 1995, building regulations effectively required that gap to be insulated at the point of build, so a home constructed after the mid-1990s was very likely insulated from day one. The awkward middle band — roughly 1930 to 1995 — is where most retrofit cavity insulation was pumped in later, often under government schemes.
Spotting retrofit insulation
Look at the outside walls for a regular grid of filled drill holes, usually about the size of a ten-pence piece and spaced roughly a metre apart. These are where the installer injected the material and then made good the mortar. You may also have paperwork: a CIGA (Cavity Insulation Guarantee Agency) 25-year guarantee is the classic sign the work was done under a recognised scheme. If you have no drill holes and a pre-1995 build, your cavity may still be empty.
When to leave it alone
If your walls were properly filled, you have a CIGA guarantee, and you have no damp problems, the correct action is to do nothing. Good cavity wall insulation typically pays back its installation cost within about five years and then keeps saving every winter after that. Modern materials — blown mineral wool, polystyrene bead, or injected foam — do not simply wear out on a domestic timescale when they were installed correctly in a suitable wall. Ripping out working insulation to "start fresh" is almost always money set on fire.
There is also a comfort argument that rarely makes the sales brochure: filled cavities keep the inner wall surface warmer, which reduces the cold spots where condensation and black mould tend to form. So a home with good cavity insulation is often not just cheaper to heat but drier and healthier to live in — another reason not to disturb work that is quietly doing its job.
When to top it up
Topping up is a narrower case than the adverts suggest. It can be worth it if an early loose-fill material has slumped and left a cold gap near the top of the wall, or if only part of the property was done. A thermal-imaging survey on a cold morning will show cold voids as darker patches — that evidence, not a doorstep sales pitch, is what should trigger a top-up. Expect a reputable assessor to bore a small inspection hole and use a borescope to see what is actually in the cavity before quoting.
Here is the blunt opinion: nine out of ten "you need your cavity walls topped up" phone calls are lead-generation, not engineering. If nobody has put a borescope into your wall or a thermal camera on your gable end, treat the recommendation as marketing until proven otherwise. Real diagnosis leaves physical evidence you can see.
When removal is the right call
Removal — properly called cavity extraction — is the exception, not the default, but it is real. The classic trigger is penetrating damp: patches of damp appearing on internal walls, often on the weather-facing side of the house, that a survey links to the insulation bridging the cavity and carrying water across from the outer to the inner skin. Homes in exposed, wind-driven-rain locations — coastal and high, west-facing sites — are more prone to this, and some materials were simply installed in walls that were never suitable.
Extraction is a specialist job: the fill is vacuumed out through drilled holes and the wall is dried and, where appropriate, re-insulated with a more suitable system. It typically costs £2,000 to £4,000 and should always follow an independent damp survey — ideally from someone with no commercial interest in selling you the removal.
What it costs in 2026
For a straightforward retrofit fill on an average three-bedroom semi, budget in the region of £1,500 to £2,500. Grant support has come and gone over the years through schemes such as ECO (the Energy Company Obligation) and the Great British Insulation Scheme, with eligibility usually tied to your income, benefits status or property EPC band. Check the current position on gov.uk before assuming you either qualify or do not — the rules change more often than the walls do.
Always get more than one quote, and be wary of any installer who will only proceed under a scheme that ties you to their company for the guarantee. A CIGA-backed guarantee follows the property, not the firm, which matters if the original installer stops trading before the 25 years are up.
The EPC angle
Cavity wall insulation is one of the improvements a Domestic Energy Assessor records on your Energy Performance Certificate, and filled cavities generally lift your EPC score versus an identical home with empty ones. With the government's ongoing reform of the EPC methodology in 2026, the exact number of points is a moving target — but a warmer, cheaper-to-run home is worth having whatever the certificate says. Do not chase a band; chase a comfortable home and let the band follow.
If you are planning to sell or let within the next couple of years, it is worth booking a fresh EPC once the reformed methodology is in force so the certificate reflects the current rules rather than the old ones. A buyer or tenant reading the document in 2026 pays closer attention to running costs than they did five years ago, and an accurately recorded filled cavity is a small but genuine selling point.
